Today I’ll clear up some major myths about building a new construction home.

When it comes to building a new construction home, a lot of people have some pretty false conceptions about how the process works. Here are three such myths and why they’re off the mark:

1. The price isn’t consistent. Pricing can be confusing with new construction. They advertise a starting price on the listing, say, at $400,000, but after itemizing all the upgrades you wanted, the price becomes $500,000. Many buyers fail to tally up all the upgrades they request and add them to the base price, giving them a nasty shock when all is said and done.

2. Promotions are always in your best interest. Sometimes, builders recommend and promote certain things in the neighborhood or floor plan that aren’t your preferred choices. They do this because if they sell that lot and get it closed, then they can open up another phase of the development, or perhaps maintain a certain balance in the neighborhood that benefits them.

3. The builder’s representative is there to help you. That’s just not true; the builder’s representative is there to protect the builder’s best interests. If you want someone to negotiate on your behalf and help you get the best outcome, know that you have the right to your own representation.
