I’m sharing the three home upgrades to avoid before you sell.

If you’re considering selling your home, we want to make sure any improvements you undertake will get you the biggest return. So, I’m sharing the three upgrades you shouldn’t make to your property before you sell:

1. Excessive or expensive landscaping. Though curb appeal is wonderful with fresh mulch, plants, and flowers, any considerable hardscaping, large patios, or huge projects don’t see a return on the investment. We’d rather have you keep that money in your pocket and put it into the next home you purchase.

2. Expensive mechanical upgrades. Buyers like to spend money on things they can visually see and appreciate, like a refurbished kitchen or bathroom. They may not be willing to pay a higher price for upgraded mechanicals, like a water heater or furnace, though they may be appreciated. Therefore, you won’t net the greatest return on these improvements.

3. Luxury finishes. There are all sorts of specialty shops around town, but any upgrades to your house should be reasonable finishes, not high end. For example, a buyer will appreciate a tile floor from Italy, but they likely won’t pay for the extra cost of importing it. Again, you won’t see the return on your investment here.
