How can you be sure you get a top-dollar appraisal? Whether you’re refinancing or selling, the most subjective item in an appraisal report is the condition of the home. Everything else is pretty black and white. If your home is in top condition when the appraiser comes, you’re sure to get top dollar, and here are a few key tips to do exactly that:

1. Cover up any damages to your walls. Any knicks, dents, or fingerprints from kiddos should be covered up. Paint and trim are important and don’t cost that much at all.

2. Pay attention to odors. Pet odors can linger, especially in the carpet, so make sure you deep clean to remove those smells.

3. Look at your home through the eyes of the buyer. Examine the fan blades, scuffs of the floor, and dust by the air return.

4. Check for deferred maintenance. We can get used to what we see every day, but little broken items will stick out to the appraiser because it’s the first time they’ve seen it.
